Sköndalsvillan

Liljewall has designed Sweden's first nursing home according to the industry's toughest environmental requirements - Zero CO2 and Miljöbyggnad Gold 3.1. Precisely climate-neutral but also beautiful, functional and at the same time economically sustainable have been the watchwords for this inspiring project.

A bet on the future

Tyresö municipality is expanding and has a vision that by 2030 they will be the Stockholm region’s most attractive municipality with 60,000 inhabitants. The new district Norra Tyresö Centrum is part of the important and exciting investment. Here, Hemsö, with Liljewall as architect, interior architect and landscape architect, built the Sköndalsvillan retirement home.

Sköndalsvillan is one of six Swedish pilot projects for the new NollCO2 certification initiated by the Sweden Green Building Council.

Community and the meeting in everyday life

There are 80 bright and pleasant accommodation rooms and 12 short-term accommodation for the elderly, adapted for as comfortable and independent a lifestyle as possible. The interior is in a harmonious color scale inspired by forests and nature with furniture in light birch and textiles in natural, soothing green colours. The goal has been to create a comfortable and calming home feeling. Meeting in everyday life and enabling social interaction has been at least as important. On all floors there is a living room and dining room where the residents can socialize. At the top of the building there is an assembly hall with a lush and verdant roof terrace with a greenhouse for cultivation.

The farm is lined with greenery and places to relax with loved ones.

Taking the lead in the construction industry’s climate work

In 2021, the project was named ZeroC02 Project of the Year by the Sweden Green Building Council, and was also qualified as a finalist in the Environmental Building of the Year category. In order to reach Zero CO2 certification, several important decisions have been made when the material choices have been reviewed. The frame consists of solid wood and lighter inner walls of wooden studs. The facades have been bricked with recycled bricks in two different shades. Recycled brick has approximately 96% lower climate impact than newly produced brick. The entrance level and garage are made of climate-reduced concrete, which has 30% less impact than ordinary concrete. On the balconies and on the recessed attic, the facades are covered with heat-treated pine. Balcony tiles, stairs and railings are also made of solid wood. Finally, the roof has been provided with sedum plants and solar panels.

We are very proud of this project, which is a leading example of how we can work to change the construction industry's climate impact and reach the goal of being climate neutral by 2030.
