In Mölnlycke just outside Gothenburg, the Wendelstrand district is emerging. Here, 1,000 sustainable homes are being built, largely in wood, right next to Lake Landvettersjön for those who want to live at a comfortable distance from the city, but without having to leave nature. On a total area of 170,000 square meters, a completely new residential area is being co-created with an associated school and an activity center that houses premises for co-working, a gym, a restaurant and offices. On behalf of Next Step Group, liljewall is designing the apartments that have been named Lake Apartments .

Prerequisites
Property developer Next Step Group saw the potential in building a residential area with urban qualities and in close harmony with nature in the old and disused quarry in Mölnlycke. Inspired by traditional garden cities, the area will encourage a small-scale and sustainable lifestyle, while at the same time meeting all the demands of modern man. The location, with the opportunity to enjoy the adjacent nature reserve and the view of Lake Landvettersjön, without having to compromise on long commuting distances, is one of the reasons that contribute to the attractiveness of the new district.
Sustainability is high on the agenda when the project is to be realized. The entire area is designed to minimize the power requirement and is supplied by renewable energy, such as solar cells or external wind power. The buildings’ climate impact is balanced by the supply of renewable energy and the storage of carbon in building materials. New bicycle and pedestrian paths, as well as pools for both regular bicycles and electric cargo bikes, pave the way for a district where movement is put in focus, while car traffic is relocated to the outer zone by the ring road.
Lake Apartments by liljewall
Lake Apartments are well-planned apartments with many good residential qualities that make the accommodation pleasant and functional. Here we have worked to maximize the light and the number of sight lines with views of the surrounding nature. To increase the feeling of space and flexibility, we have designed circular corridors, and with several rooms in a row, the light can beautifully spread further through the home.
All apartments have walk-in closets and the larger apartments also have a furnished storage room with windows that can be used as a workplace or children’s room, for example. All apartments also have balconies or patios. In the larger apartments, these are located in several directions to take advantage of the sun throughout the day and evening. The apartments at the top have an exciting upper floor with light, space and a roof terrace, while the garden apartments on the lower floors offer two patios each.
Like the tallest pine trees
The houses give a simple and stylish expression. Elegance and minimalism characterize the design language as well as the choice of materials and details. Frames in CLT and walls with visible wood give a warm and cozy impression. The standing wooden panel with narrow ribs makes the facade feel calm and grounded. The inspiration is taken from the tallest pine trees that grow in Wendelstrand. The color scheme on floors one to four is a dark gray shimmer, like the pine bark, and on the penthouse floor it is warm and light like the heartwood.
The goal has been to design homes that contribute to a healthy life through a good indoor climate and a design rooted in research on health-promoting architecture. Solid and durable natural materials such as wood and stone give the home an exclusive feel, as do carefully designed details.
Several well-known players in collaboration
The property developer Next Step Group brings with it good experiences from the urban development project Nya Hovås south of Gothenburg. Together with the well-respected Norwegian architectural firm Snøhetta, which has been commissioned to design Wendelstrand’s own profile building, the Lake House activity house, they are leaving their mark on the entire area. liljewall and White architects have long been established in Gothenburg as well as other parts of Sweden and are designing the apartments that will be built in the area. Tham & Videgård and Andreas Martin-Löf Architects are designing the villas, which have been named Vertical Villas and Lake Townhouses respectively. In addition to housing, White is also responsible for the landscape architecture.
