New life in the old ball bearing factories
In the middle of the Old Town in Gothenburg, hidden behind long brick facades, there is a factory area that has been deserted for many years. In the coming years, this beautiful and historically interesting place will be brought back to life. By converting the ball bearing factories, we are helping to create a modern, lively area with housing, offices and commercial premises. Something that the ball bearing factories exemplify. Stena Fastigheter will lead the development from industry to an attractive mixed city.

The previously closed area is being opened up and becomes a unique part of Gothenburg. Here you can see a new public park being built on the slope towards the Säveån River.
From industrial area to vibrant mixed city
Since SKF moved its operations in Gamlestaden from the north to the south side of the Säveån several years ago, work has been underway on a new detailed plan for the remaining part. A hundred years of one of Gothenburg’s most important industries have left their mark on buildings and land, which are in great need of renovation and renewal. Hundreds of employees were involved in building a world-leading industry in the long-abandoned and now very run-down factory buildings.
Preservation and renewal of character traits
The two oldest factory buildings will be preserved, but much will need to be demolished to ensure that future environmental problems do not arise. The most important characteristics from the SKF era will be carried forward, but in new forms. When you enter through one of the porticoes in the long facade facing Artillerigatan in the future, you will enter a district characterized by industrial architecture that has continuously changed during the century-long expansion of the Gösen District.
In the following years, the transformation from heavy industry to a vibrant mixed city will take place under the leadership of Stena Fastigheter. The previously closed industry will be opened up and become a unique part of Gothenburg. The area will be open and secluded at the same time. It faces the new park next to the Säveån River and at least as many people as once filled the district with life and activity will in a few years live, work, shop or have a coffee in the Kullagerfabrikerna. An exciting development to follow that makes the expansive Gamlestaden even more interesting.
“The area around the old ball bearing factories has the right conditions to become part of the growing Gothenburg with its expanded city center. The genuine industrial environment will also become a unique excursion destination for both local residents and visitors.”
